Stockport Landlords: Electrical Safety Test Guidelines Likely To Be Updated

Every month, it appears there is something new for landlords to be aware of or to factor into their business working. Unfortunately, it is essential that landlords adhere to the rules and regulations regarding their industry, so it is important that landlords and all professionals in the rental market stay in touch with what is happening. While there has been no start date announced for the plan that will require landlords to ensure all electrical installations in their property are checked at least every five years, it looks as though there will be changes soon. This is a proposal that has been put forward by many professionals and working groups in recent times. There was a call at the end of 2017 and it looks as though the Government is now backing this request.

Safety is paramount in property

The Housing Secretary James Brokenshire announced the plans for these checks alongside a consultation into building regulations. Brokenshire said; “There is nothing more important than ensuring people are safe in their own homes. That is why I am announcing a package of measures focused on improving building safety, having listened carefully to the concerns which have been raised.”

Strong political backing for these measures

As you would expect, the Electrical Safety First group are pleased with this announcement that will impact on the private rental sector. That group played a prominent role in lobbying for these tests to be implemented in Scotland and it is likely that Northern Ireland and Wales will introduce these measures. There was a strong level of backing for this campaign with 71% of MPs, featuring support from all political parties, for this measure.

While most landlords will agree that safety is paramount, the fact that there is another regulation and test to consider for their property will be a concern. By itself, having appliances tested every five years isn’t too much of an issue and a well-organised landlord will be able to arrange this with a minimum of fuss, but the fact that there are so many regulations and tests that landlords must carry out at their property is a major concern for many within the industry.
