Can I Make an Offer Before I’ve Sold? Tips For Stockport Buyers

A question we’re often asked is: Do I need to have sold my house before I offer on another?

The answer is no – but there are some strong reasons why it might be the smart move. Let’s explain.

As you might know, selling a home can take time (even with the very best estate agent on your side). But most people want to move as quickly and smoothly as possible.

So, if a seller has multiple offers on the table, they’ll often favour a buyer who is in a position to move without delay.

This is known as being a proceedable buyer – someone ready and able to progress with the purchase. Here’s how it usually works:

 

1. Buyers who have already sold their home
These are the most proceedable buyers. They're seen as serious, committed, and ready to go. Sellers are more likely to accept their offers.

2. Buyers whose home is on the market
They’re partway there – better than not being on the market at all, but still behind those who’ve already completed their sale.

3. Buyers whose home isn’t yet on the market
These buyers are typically less attractive to sellers, especially in competitive markets like Stockport.

Why selling first can give you the edge

  • You’ll be taken more seriously by sellers.

  • You’ll have a clearer idea of your budget.
