Buying A Home? Prepare These Documents

January is the ideal time of year to put things in order. Many people clear out their home, allowing them to enjoy a decluttered state for the opening months of the year. If you are planning on making changes for New Year, you may consider moving home. A lot of buyers make a New Year’s Resolution to move home, and you can speed up the process by ensuring you have all the documents you need.

Buyers should expect an estate agent to ask them to confirm their identity, and this is standard practice. Agents need to undertake due diligence, and they have a legal duty to ensure the buyer is who they claim to be. If you plan on meeting an agent as part of the house buying process, make sure you take one or two items from the following lists:

Proof of name

  • A current passport
  • A photo driving licence
  • Benefits book or state pension book
  • Current tax bill from your local authority
  • A recent mortgage statement
  • A bank statement
  • Utility bill

Proof of address

You should also expect an agent to ask for proof of funds, and this will likely occur at two different stages.

Items you can offer to indicate you have sufficient funds to buy a home include a mortgage in principle, bank statements indicating you have the deposit amount, a bank statement showing you have sufficient cash for your proposed move, evidence of a property sale if you are using this money to fund the purchase or proof money has been gifted to you.
